Responsibilities - External:

Under the direction of the Facility Manager, supervises the HVAC staff and is responsible for the operation, maintenance, installation and repair of all HVAC related equipment in the Hobbs Brook Office park.

  • Supervises daily direction and leads projects for all HVAC staff. Assists in recruiting and selecting new employees, evaluating employees' performance and makes recommendations accordingly.
  • Handles trouble calls and corrects any problems relating to HVAC equipment. This includes repairing or rebuilding all types of HVAC equipment such as pumps, boilers, turbo ice machines, rooftop units, all air conditioning units (including computer room units), all refrigeration equipment including cafeteria equipment. Handles any and all large plumbing repairs.
  • Reviews all blueprints and proposed jobs and makes design change recommendations to ensure the best equipment and design is received. Supervises HVAC work performed by outside contractors and engineers and obtains competitive bids where applicable with the assistance of the Facility Manager.

  • Performs HVAC preventive maintenance and maintains maintenance schedules. Works with FM Global on safety precautions and upkeep of all HVAC equipment and building operations. Performs all types of HVAC work requiring a state license.
  • Orders materials and supplies and maintains a sufficient inventory to allow smooth park operation. Reviews with Facility Manager large purchases before orders are placed. Reviews all invoices for payment, verifying location and materials used.
  • Assists in preparing the annual budget and operational objectives. Recommends cost saving projects to the Facility Manager.

Qualifications - External:

  • High School diploma or equivalent
  • MA Refrigeration Technician license, Journeyman Pipefitters license, and Oil Burner Technician license
  • 3 plus years of HVAC installation and operation
  • Supervisory skills, interpersonal skills necessary to deal with tenants, subordinates and contractors. Good problem solving skills and the ability to prioritize workloads
