The Property Manager reports to the SVP/COO Hobbs and is responsible for managing a team and overseeing all aspects of commercial properties based in Waltham or Wakefield for Hobbs Management LLC. The PM will be responsible for reporting on: delinquency, budget to actual on revenue and expenses, variance reports with narratives, tenant relation updates and FM Global Best Practicing reporting.

The Real Estate Property Manager will actively manage assets to maximize short-term return-on-equity and increase long-term economic value.  Will also report on performance, budget variances, tenant arrears, tenant retention efforts, significant changes in the market and property conditions in general.  Responsible for financial management of property to enhance property value.  Develop annual operating and capital budget. Financial reporting to include monthly variance analysis and quarterly reforecasting. Interact with tenants to promote goodwill and to be fully aware of any problems. Ensure that the highest priority is given to the safety of all occupants. Work with acquisitions, development, and leasing on new strategies in the market. Review construction plans for tenant design build outs and maintain contact throughout projects. Manage third-party service providers to ensure that assets are maintained to Class A standards. Analyze and monitor capital improvement and renovation programs, as required, for property maintenance, competitive positioning, or market repositioning. Determine specific service contract requirements, develop scope of work, solicit bids, evaluate proposals and monitor contract performance for all service vendors.


  • Bachelors Degree Required or equivalent education and experience.
  • Prior experience in a property management capacity with a minimum of 7 years relevant experience
  • RPA, CPM, MSRE certifications preferred
  • Ability to effectively listen and proactively respond to requests.
  • Knowledge of the budgetary process as it relates to operating and capital expenditure budgets.
  • Excellent communication skills (oral & written)
  • Strong follow-through and a dedication to excellence in service.
  • Ability to build rapport with tenants, vendors, peers and management
