Responsibilities:

Under the direction of the Campus Maintenance Supervisor and with oversight from the Systems Specialist in their field, works independently on assigned projects in all areas of operation and maintenance of electrical, HVAC, plumbing, mechanical, or water treatment systems and related equipment.

Repairs, installs, and troubleshoots equipment and subsystems within their field of either electrical HVAC, plumbing, mechanical, or water treatment.

Installs and maintains the control systems within their field. Programs the computer according to needs and troubleshoots and repairs system software and hardware and other related problems.

Performs regularly scheduled tests to meet regulatory and/or FM Global's requirements.

Performs other special projects or duties as may be required such as assisting other departments with projects as needed.

Performs minor housekeeping duties (i.e. organizing and cleaning work sites and shop areas relative to their field)

Assists in project evaluations, planning, and documentation, supply inventorying and advises on purchasing.

Qualifications:

Job title and grade may vary based on experience; additional job levels are below.

Campus Maintenance Worker IV-requires a High School Diploma or Equivalent and External: 9 years general maintenance experience or equivalent relevant experience.

Systems Apprentice-requires a High School Diploma or Equivalent and External: 6 years of specific experience in a trade, i.e. plumbing, HVAC, electrical.

Licensure not required but good to have. Demonstrable progress toward licensure or equivalent is expected.

Knowledge of controls, ability to read design drawings, blueprints and schematics and solve all types of problems on components and subsystems. Must possess a driver’s license. Good interpersonal skills.

Education:

High school diploma or equivalent

Experience:

Three plus years’ experience (construction or maintenance) as a licensed practitioner in their field or equivalent.

Skills/Knowledge:

  • Ability to read design drawings, blueprints and schematics
  • Excellent mechanical skills, knowledge of carpentry, metal working and use of power tools
  • State licenses/certifications/experience in HVAC electrical, plumbing and refrigeration helpful but not required
  • Knowledge of controls, ability to solve all types of problems on components and subsystems, assess possible solutions and to resolve the issue in a timely and cost-effective manner
  • Safety-at-work awareness, attentiveness. (tools, equipment usage)
  • Problem Solving and Judgement: Day to day interaction with various issues and needs 
  • Collaborate with subject matter expert when system complexity or unfamiliarity requires additional level(s) of knowledge
  • Understanding and prioritize work according to the strategic value of systems to the entire campus operation
  • Knowing and understanding the equipment operation and discovering potential problems before they become serious. If a situation should arise, has the knowledge and ability to make repairs or assess needs beyond their ability and contact appropriate personnel
  • Interpersonal skills necessary to deal with campus tenants
  • Must possess a driver’s license
  • Computer literate; Microsoft Word and Excel
  • Decides on the best way to accomplish the work assigned for the day!
